Therma-Tru Sliding & Patio Doors: The Miami Owner’s Guide
We stock, match, and install Therma-Tru-compatible sliding and patio door rollers, tracks, handles, locks, and weatherseals across Miami, with most parts installed for between $140 and $520 depending on what failed and which Therma-Tru series you own. Most owners notice something small first: a door that suddenly takes two hands to move, a click that wasn’t there before, or a handle that won’t fully seat. Then the door sticks hard against the track on a humid afternoon, and you realize whatever was wearing down has finally given out. That’s usually when we get the call, and it’s the right time to make it.
Here’s what we see most in Miami: salt air and humidity eat Therma-Tru door hardware faster than almost anything else. Rollers corrode from the inside. Aluminum tracks pit and grab. Flush bolts and mortise locks stiffen as internal springs rust. The door itself can be in fine shape while the hardware around it quietly fails, which is why a $38 roller replacement beats a $1,400 door replacement every time. Below we walk through which models this applies to, what fails first, what the repair actually costs, and when it’s worth doing yourself versus calling us.
Which Therma-Tru Models This Applies To
Therma-Tru’s sliding and patio door lines include the Smooth-Star sliding patio doors, the Classic-Craft patio door systems, and the multi-slide door configurations sold under Therma-Tru’s patio door collection. Most Miami homes we service have either a Smooth-Star slider (the fiberglass-skin door with a wood-grain or smooth finish) or a Classic-Craft swinging patio door paired with a fixed sidelite. We also work on Therma-Tru’s older Benchmark sliding door line, which still turns up in 1990s-era condos in Kendall and older single-family homes in Coral Gables.
The compatibility gotcha most owners hit: Therma-Tru changed roller housing dimensions between the Benchmark series and the current Smooth-Star line. A roller set ordered by door width alone won’t seat correctly if it’s matched to the older frame. We measure the roller housing in the door stile, not just the door panel width, because that’s where the mismatch actually happens. It’s the difference between a door that glides and a door that binds at the far end of the track.
On parts, we install OEM Therma-Tru hardware when the door is under a transferable warranty or when an exact factory match matters for appearance. For most out-of-warranty doors, we use quality aftermarket equivalents from Caldwell and Prime-Line that match the original dimensions and weight ratings, often at 30 to 40 percent below factory list price. Our written estimate tells you which one you’re getting and why.
If you can’t tell which series you have, check the hinge edge of the door panel or the head of the frame for a small foil label with a serial number and series code. If the label’s gone (common in salty air), we can identify the series by frame profile and stile construction during a free estimate visit.
Hale Windows Miami is an independent doors and windows contractor and is not affiliated with Therma-Tru. We service and install their products, and we also stock and service hardware for PGT, CGI, and CWS door systems, which gives us practical range on Miami’s dominant door brands.
Signs Your Therma-Tru Sliding & Patio Door Is Failing
- The door is hard to slide, even after you clean the track. When rollers lose their bearings or flatten on one side, cleaning the track doesn’t help. You’re feeling a bad wheel, not debris.
- A grinding or scraping sound from the bottom of the door. That’s usually a roller housing that’s lost its seal, let in salt-laden moisture, and started grinding metal on metal. In Miami it happens faster than in inland climates.
- The handle won’t lift the latch, or the latch won’t hold. Internal spring failure inside the flush bolt or mortise lock, common on Therma-Tru doors exposed to humid air, leaves the door unable to lock properly.
- Visible corrosion or pitting on the aluminum track. Salt air works on uncoated or scratched aluminum quickly. A pitted track will chew through new rollers within a year.
- Water or daylight visible under the closed door panel. The weatherseal at the bottom rail has compressed or torn, and on a Therma-Tru slider the panel then sits slightly low, dragging the track and letting in humid air and insects.
If you’re seeing one of these, don’t keep forcing the door. A door that’s jumped its track and leans against the frame can fall if the anti-jump blocks haven’t been installed correctly, and a sliding glass panel is heavy enough to do real damage. Call us and we’ll get the right tech out to fix it properly.
Replacement Cost & What’s Included
In Miami, Therma-Tru sliding door roller replacement runs between $140 and $290 for a standard two-panel slider, including the rollers, track cleaning and alignment, and a written workmanship guarantee. Track replacement or full hardware replacement (handle assembly, flush bolt, weatherseal, and rollers) usually runs from $290 to $520. If the frame itself is compromised from corrosion, you’re looking at a door unit replacement rather than a part swap, and we’ll walk you through that cost separately before you ever sign anything.
Every quote is written and delivered before work starts. You’ll see the part cost, the labor, and the total. No change orders, no “we found something else” inflation after the fact. If we quote you $240 for a roller swap and discover mid-job that the track is also shot, the quote stands for the roller work and we’ll show you a separate written number for the track before touching it.
The workmanship warranty on any Therma-Tru door hardware repair is covered by our 365-Day Done Right Promise. If the repair isn’t right, we make it right, no argument needed. If the repair fails within the year, the second visit is free.
DIY or Call Us?
You can safely handle two things: cleaning the track with a vacuum and a stiff brush, and checking the weatherseal for tears. Those are homeowner checks. What we don’t recommend doing on your own is pulling a Therma-Tru slider off its track to swap rollers. The panel weighs anywhere from 120 to 220 pounds depending on glass package and size. Without the right lift technique and a second person who knows where to grip, you’re one slip from a shattered panel or a serious injury. Plus, age-tightened brass screws on Therma-Tru’s older mortise locks snap easily if you don’t have replacement hardware on hand.
If the symptom is a hard-sliding door or a dead latch, call us at (786) 442-1123. We’ll schedule a free estimate, measure and identify the hardware, and give you the written number before we touch anything.
FAQs
In Miami’s salt air and humidity, expect 5 to 9 years from Therma-Tru rollers before bearings wear or housings corrode. Coastal neighborhoods like Key Biscayne or Coconut Grove often see that drop to 4 to 6 years. Call (786) 442-1123 if your door is getting harder to move.
Most Therma-Tru door hardware is designed for replacement, not repair. Rollers, flush bolts, and handle assemblies are self-contained units, and repairing them costs more in labor than replacing them. Replacement also restores factory function, which matters for latches and locks.
Most roller, track, or handle replacements on Therma-Tru sliding doors take between 1 and 2 hours of on-site work. If the frame is corroded and the full unit needs replacement, expect a full day and a separate written estimate.
Call (786) 442-1123 for an exact quote on your Therma-Tru door. Estimates are free, the price is written before any work starts, and the tech we send will be pre-announced by name and photo before they arrive.
