ES Windows Door Installation: The Miami Owner’s Guide
ES Windows door installation in Miami typically runs $850 to $2,400 installed, depending on the door configuration, frame condition, and hardware involved. We stock ES Windows-compatible rollers, hinges, handles, and weatherstripping on our trucks, so most door issues are fixed in a single visit. Homeowners usually discover a problem the way Miami announces itself: a door that suddenly drags on the track, a lock that won’t catch, or a frame that’s letting in humidity you can feel on your tile floor.
ES Windows builds a lot of sliding glass doors and French doors installed across Miami condos and single-family homes. The aluminum frames are built for coastal conditions, but that doesn’t mean they never fail. Rollers wear out. Strike plates shift. Hinges work loose in the salty air. When the part goes, the door stops behaving, and in Miami a door that doesn’t seal is a door that’s letting in more than heat, it’s letting in moisture, bugs, and noise.
We’re an independent service provider, not affiliated with ES Windows. That matters because we have no reason to sell you a full door replacement when a $40 roller pair solves the problem. We quote the repair, not the upsell.
Which ES Windows Models This Applies To
ES Windows door installation covers sliding doors, hinged French doors, and a smaller number of casement style doors. The model identification is usually on a sticker on the door’s edge or top rail, but Miami sun and humidity often bleach that label into illegibility within a few years. When the label’s gone, we identify the part by measurements and hardware profile. Roller dimensions, track depth, and hinge spacing tell us more than a model number would anyway.
The compatibility gotcha with ES Windows sliding doors is the roller housing width. Older ES Windows units from before the 2015-era frame redesign used a 1-1/8 inch roller housing. Newer production uses a 1-1/4 inch housing. They are not interchangeable, and forcing the wrong one into the channel damages the track. We carry both widths on the truck. For hinges on French doors, ES Windows used a four-hole mortise pattern on most builder-grade models and a concealed, adjustable leaf hinge on their higher-end lines. You can’t swap one for the other without machining the door edge.
OEM parts for ES Windows are available but expect a two to four week lead time on anything not already in Florida distribution. Quality aftermarket equivalents, specifically from Prime-Line and Slide-Co, match OEM specs on rollers and weatherstripping at 40 to 60 percent of the OEM price. For hinges and multi-point lock mechanisms, we recommend OEM. The tolerance stacking on those parts doesn’t forgive substitutions.
Signs Your ES Windows Door Installation Is Failing
- The door drags or needs a shoulder to open. This is almost always a failed roller bearing. Miami’s humidity works on the bearing races, and once the bearing seizes, the roller skids instead of rolls, eating a flat spot into the wheel and scarring the track.
- The door doesn’t close square, leaving a gap at one corner. This is hinge wear or frame settlement, not a warp in the panel. Adjustable hinges can be tuned, but if the hinges are original and the door is ten years old, replacement is the honest fix.
- The lock won’t engage or the door rattles in the frame. A rattling door is a strike plate that drifted out of alignment. The cause is usually repeated slamming or a frame that shifted slightly on a condominium’s concrete slab.
- Condensation or visible daylight at the threshold. Weatherstripping on ES Windows doors compresses permanently after five to seven years of Miami sun exposure. The rubber loses rebound and the seal fails. Water follows.
- The handle is loose or the key turns without resistance. This points to a worn spindle or a broken lock cassette inside the multi-point mechanism. The part is replaceable, and we stock the common cassette patterns for ES Windows multi-point locks.
Replacement Cost & What’s Included
| Door Installation Job in Miami | Typical Installed Price |
|---|---|
| Sliding door roller replacement (both panels) | $180 – $320 |
| Sliding door track repair or replacement | $350 – $850 |
| French door hinge replacement (three hinges, adjustable) | $240 – $420 |
| Multi-point lock hardware replacement | $300 – $550 |
| Complete weatherstripping re-seal (door and threshold) | $150 – $300 |
| Full door installation including frame, panel, and hardware | $1,800 – $2,400+ |
The range is driven by whether we’re replacing a part or rebuilding the opening. A roller swap is a one-hour job. A full installation where the frame has corroded or the rough opening needs reframing is a different scope. What doesn’t change: the written price in your hands before any work starts, and the 365-Day Done Right Promise on every job. If the work isn’t right, we make it right, no argument needed. Beyond our own repair brands PGT, CGI, and CWS, we carry ES Windows-specific hardware because enough of Miami runs on it that stocking it makes sense.
DIY or Call Us?
There are things you can safely check: look for obvious roller debris in the track, see if a screw on the handle has backed out, note where the daylight or draft comes from. Those observations help us diagnose faster when we arrive. Replacing a sliding door roller is not among the safe DIY jobs. The glass panel weighs 80 to 150 pounds depending on size, and the process of lifting, tilting, and clearing the panel from the track is a two-person job with a real risk of dropping the panel. A dropped ES Windows door panel in a tenth-floor Miami condo is not a phone call you want to make.
Frame repair and multi-point lock replacement are also jobs we recommend leaving to a technician who does this weekly. The multi-point lock has three shoot bolts that must align within a few millimeters of the strikes on the frame. If the alignment is off, the lock mechanism binds and the next owner inherits a door that locks with a fight. Spencer Odell’s habit of reading a rough opening fast and accurately means our diagnosis calls usually take under an hour, and you’ll have the written price before we leave. Call (786) 442-1123.
FAQs
Rollers and weatherstripping last five to eight years in Miami’s heat and humidity. Hinges on French doors typically last ten to fifteen years. Locks and handles last the life of the door unless the door is slammed habitually or someone forces a misaligned lock.
Weatherstripping can sometimes be re-seated to buy a season, but rollers, hinges, and lock cassettes are replaced, not repaired. The bearing inside a roller is not serviceable, and a flat-spotted roller will destroy the track if left in place. Call (786) 442-1123 and we’ll tell you which situation you have, without charging for the phone diagnosis.
Roller replacement takes about an hour. Hinge replacement takes ninety minutes to two hours. A full door installation with frame work is a half-day to a full day. We’ll give you the time estimate in writing alongside the price, before any work starts.
We stock the common wear items: both roller widths, strike plates, adjustable hinges, weatherstripping profiles, and two multi-point lock cassette patterns. Exotic finishes or discontinued series hardware may require an order, but we’ll tell you that at the estimate, not after you’ve committed.
