ECO Window Systems Window Replacement: The Miami Owner’s Guide
Replacing an ECO Window Systems window in Miami typically costs $850 to $1,900 per window installed, including the sash, frame work, and labor. We stock ECO Window Systems-compatible replacement sashes and full frame units at Hale Windows Miami, and most swaps are completed the same day our tech arrives. You’ll usually discover the failure one of two ways: the window won’t stay up, or the glass has condensation between the panes that won’t wipe off either side. In Miami’s salt air and afternoon storms, the sash rollers and the IG seal (insulated glass seal) are the first things to give up.
Which ECO Window Systems Models This Applies To
You’ll find the model on a sticker on the inside edge of the sash, visible when the window is open. Look for the ECO Window Systems logo and a series number. The most common lines we see in Miami condos and single-family homes are the 7000 series (single-hung) and the 8000 series (horizontal slider). Each series has its own sash dimensions, so an 8000 sash will not interchange with a 7000 frame, even if the rough opening measures the same. When we replace an ECO Window Systems window, we always measure the sash in three places: width at top, middle, and bottom. Miami humidity swells older frames, so a frame that reads 47 1/8 at the top can read 47 3/16 at the bottom. We order or fabricate to the frame you have, not the frame the original builder intended. We are an independent service provider, not affiliated with ECO Window Systems, which means we won’t push you into a whole-house replacement when a single sash is the honest fix.
Signs Your ECO Window Systems Window Replacement Is Failing
- Glass fogs between the panes. The IG seal has cracked. In Miami, the heat-cycling between an air-conditioned interior and a 90-degree exterior puts constant stress on that seal, and once it fails, the glass fogs permanently. The fix is a new IG unit, not a cleaning.
- The sash won’t stay up. Your spring-loaded balance mechanism has worn out. ECO Window Systems sashes run on two side balances, and in coastal Miami salt air, the metal spring inside corrodes faster than the manufacturer’s inland test numbers suggest.
- Water appears at the interior sill after heavy rain. Not always the window. But if you verify the caulking outside is intact and water still seeps, the frame’s gasket channel is probably holding water. Older ECO frames drain differently than newer ones, and a mis-matched replacement part compounds the problem.
- The window howls when the wind blows from the east. Miami’s prevailing east wind across Biscayne Bay will find a failing sash lock or a compressed weatherstrip. The fix can be a new lockset or a full sash, depending on how much frame warping has occurred.
- The crank or handle turns but nothing moves. The operator gear is stripped. On ECO casement and awning windows, the operator is a cast metal gear set. Once a few teeth go, the whole assembly needs replacement, not lubrication.
Replacement Cost & What’s Included
In Miami, you’ll see a range from $850 to $1,900 per ECO Window Systems window installed. A sash-only replacement (keeping the existing frame) is the lower end. A full-frame replacement, required when water has rotted the jambs or the frame has moved in the concrete, is the upper end. The price includes the new sash or frame, IG unit (if applicable), debris removal, and labor. What drives the middle of the range is whether we’re pulling a permit and whether your building is over three stories, which changes the access method. You’ll get a written price before work begins, and if the job is not done right, the 365-Day Done Right Promise covers making it right. If a repair fails, the second visit is free. Spencer Odell has seen too many Miami homeowners handed a final invoice that doesn’t match the original bid, so we put the dollar amount in your hands in writing before anyone picks up a tool.
DIY or Call Us?
You can safely check the sticker, measure the sash, and write down the series number before calling. That’s useful. But pulling an ECO Window Systems sash out of a Miami high-rise frame is not a weekend project. The sash weighs more than you expect, and if it drops from twelve stories onto Collins Avenue, the liability belongs to whoever’s name is on the release. Also, removing a sash you can’t replace that day leaves a hole in your building envelope, not your wall. Call (786) 442-1123 and we’ll handle the removal, the match, and the re-installation.
FAQs
In Miami’s salt air and humidity, expect 12 to 15 years from an ECO Window Systems window before the IG seal or the balances need attention, versus 20-plus years upstate. Coastal exposure accelerates the failure. Call (786) 442-1123 if yours is fogging or sticking.
Yes, in many cases the issue is a failed balance, a worn gasket, or a stripped operator, all of which we can repair without replacing the entire window. The IG seal, however, requires a new glass unit. We’ll tell you which one you have after an inspection.
Most single-window replacements take 45 to 90 minutes on site once the part is matched. Full-frame replacements run longer, usually half a day. Same-day service is common if we have the sash in stock.
We keep common ECO Window Systems balances, operators, and IG units on our Miami service vehicles. If your window is a less common series, we source it quickly. Call (786) 442-1123 with the sticker number and we’ll check availability while you’re on the line.
We also stock parts for PGT, CGI, and CWS, but ECO Window Systems is one of the eight lines we install and service. If you’re in Miami and your ECO Window Systems window is failing, call (786) 442-1123 for a free estimate and a written price before any work begins.
