PGT Window Installation: The Miami Owner’s Guide
PGT window replacement and installation in Miami typically runs $850 to $2,400 per window installed, depending on the series, size, and whether the frame needs a full re-anchor into concrete block or wood buck. We stock the common PGT hardware, balance assemblies, and weatherstripping on our trucks, and most single-window jobs are done the same day once we’ve matched the part to your frame. The way most Miami homeowners find us is simple: a window that won’t stay open, a latch that spins instead of catching, or a seal that’s letting afternoon humidity bleed into the bedroom.
PGT built its name in Florida for a reason. The company’s WinGuard and SpectraGuard lines are engineered around Miami-Dade County’s High Velocity Hurricane Zone (HVHZ) code, which means the window isn’t a generic national product. It has structural aluminum or vinyl framing, laminated glass in the impact-rated series, and hardware spec’d to hold under windloads that would tear lesser windows off the wall. When a part fails, it fails inside that system, and the fix needs to respect how the whole assembly was designed.
We’re an independent service provider, not a PGT factory outlet. That matters because we’re free to tell you when an aftermarket part works fine and when only OEM makes sense. Spencer Odell has been reading PGT frames on South Florida job sites for the better part of two decades, including the condo towers lining Brickell Avenue, and the difference between a window that seals and one that looks like it seals usually comes down to a few millimeters of gasket compression.
Which PGT Models This Applies To
PGT’s Miami-relevant catalog breaks into two broad families: the impact-rated lines (WinGuard, WinGuard Vinyl, SpectraGuard) and the non-impact aluminum and vinyl series (700/770/2200/2300 and the older residential lines still kicking around mid-century Miami homes). The hardware, balances, and weatherstripping are not universal across these. A WinGuard casement latch will not fit a 770 single-hung, even if both are aluminum and both say PGT on the sticker.
Identify your window before you buy anything. Look at the corner of the glass or the frame edge for a silver or white PGT label, which will show the series code, size, and glass make-up. If the label is gone (sun and salt air eat adhesive), measure the visible glass width and height to the nearest 1/8 inch and note whether the frame is vinyl or aluminum, and whether the glass is single-pane or laminated. Laminated impact glass is noticeably thicker, usually 5/16 to 9/16 inch, and has a visible interlayer line at the edge.
For hardware like locks, keepers, and hinge assemblies, OEM is almost always the right call on PGT. The strike plate geometry and screw patterns are series-specific, and an aftermarket latch that’s off by 2 millimeters will bind or fail to engage. For balances and weatherstripping, quality aftermarket equivalents may work on the older 700 and 770 series, where the extrusion profiles were simpler. On anything carrying an HVHZ approval label, we recommend OEM to keep the assembly’s windload rating intact. This is a negotiation with your insurance policy as much as your window.
Signs Your PGT Window Installation Is Failing
Here’s what we see on service calls across Miami, from Coconut Grove to Kendall to the condos on Brickell:
- Window won’t stay open or slams shut – The spiral balances or block-and-tackle balances have lost tension or snapped internally. This is the top call we get on PGT single-hungs and double-hungs in humid coastal air, where the balance springs corrode faster than inland. The window still looks fine; it just won’t behave.
- Crank spins but sash doesn’t move – On casement and awning windows, the operator gear has stripped or the operator arm has popped out of its track. PGT operators on older WinGuard models are particularly prone to this when the sash has been forced open against a stuck weatherstrip.
- Lock or latch won’t engage the keeper – Frame sag (common in concrete block homes that settle) shifts the sash just enough that the lock point misses the keeper. In Miami, differential settling between the block opening and the window frame is a real thing, especially on second-story additions.
- Visible daylight or a draft at the meeting rail or corners – Weatherstripping has compressed permanently or the corner gaskets have degraded from UV exposure and salt. This shows up as light bleeding through the edges or windows that whistle faintly during the afternoon sea breeze.
- Condensation between the panes – The insulating glass unit (IGU) seal has failed. Since PGT’s double and triple-glazed units are argon or krypton filled, that escaping gas and intruding moisture means the glass package has to be rebuilt or replaced. In Miami’s humidity this is not cosmetic; it accelerates frame rot and glass etching.
Replacement Cost & What’s Included
Here’s what we charge in Miami, in writing, before any work starts:
- Balance or hardware replacement (single window): $180 – $420 installed, including parts and labor
- Weatherstripping and gasket replacement (single window): $150 – $350 installed, depending on perimeter length and extrusion type
- Full sash replacement (glass + frame insert): $600 – $1,400 installed for standard PGT sizes; laminated impact glass pushes it higher
- Full window replacement (new construction or retrofit frame): $850 – $2,400 installed, with concrete-block re-anchoring and code-required fastening
The spread comes from three things: whether you have an HVHZ-rated opening (which demands heavier anchors and more labor), whether the existing frame is salvageable or needs full removal, and whether the glass has to be impact-laminated to match the rest of the home. Some Miami buildings and HOAs mandate that any replacement match the original PGT impact spec.
Every quote is written and line-itemed before our crew touches a tool. You’ll see the part cost, the labor, and any disposal or permitting fees separately. There are no change orders unless we uncover something structural behind the frame and we’ll photograph it and explain it before proceeding. Our work is covered by the 365-Day Done Right Promise: if it’s not right, we make it right, no argument needed.
DIY or Call Us?
Some things you can check yourself and we’ll encourage it. Confirm the PGT series label is legible. Measure the sash and note whether the frame is vinyl or aluminum. Lubricate a stiff latch with a dry silicone spray, not WD-40, which gums up and attracts sand. Jiggle the sash to see if the motion problem is consistent or intermittent.
Then stop. PGT windows on HVHZ openings are structural components, not just glass in a hole. A balance assembly under tension can snap if released incorrectly. A window that falls out of the opening because someone pulled the wrong clip can take a hand or a head with it. Laminated glass panels weigh 40 to 80 pounds; we use two-person braces and suction cups for a reason. If your window is an egress window, a bedroom escape route, or a hurricane-rated opening, call us at (786) 442-1123. A window that doesn’t hold in a Category 2 isn’t a window; it’s a frame waiting to fail. We get it right the first time because the worst time to find out is August.
FAQs
Expect 15 – 25 years from the frame and hardware, but 10 – 15 years from the IGU seal in coastal Miami, where salt, UV, and humidity run the insulating glass hard. Balances and weatherstripping are wear items; plan on replacing those once or twice over the life of the window. Call (786) 442-1123 and we’ll tell you whether your window is a repair candidate or a replacement.
Usually, yes. Balances, hardware, weatherstripping, latches, and even IGUs can be serviced or swapped without replacing the frame. If the frame itself is twisted, rotted, or so far out of square that the sash won’t seat, we’ll tell you straight and quote you a new one. The free estimate covers this determination.
A hardware or balance swap is 45 – 90 minutes per window. A full sash or IGU replacement is typically 2 – 3 hours. A complete window replacement with frame removal and re-anchoring in concrete block runs 3 – 5 hours for one opening, including foam insulation, caulking, and cleanup. You’ll know the timeline before we schedule.
We stock the common PGT balances, latches, keepers, hinge assemblies, and weatherstripping on our trucks for the WinGuard, SpectraGuard, and 700/770 series. Odd sizes and discontinued hardware may require a 3 – 10 day order from the supplier network. We also work with CGI, CWS, and ES Windows parts for mixed-installation homes.
If you have a PGT window giving you trouble in Miami, call (786) 442-1123 for a free estimate. A live person answers, no voicemail, no callback queue. You’ll get a written price before any work starts, and you’ll know exactly who’s coming to your door, by name and photo, before we arrive.
